How much will it cost me to set up the lease? - Click to view answer

I am not sire how much sace I will need, can you help? - Click to view answer

How much space you will need varies. Some businesses need meeting rooms, private offices, storage rooms, and other space. As a ‘rule of thumb’ it is generally accepted that 125 sq ft per person is adequate and allows a proportion for meeting rooms, reception areas etc. Many small and start up businesses just need space for desks and so can manage with less space. We have found that 2 people and desks can be very comfortable in a 200sq ft office.

Many businesses begin on the kitchen table! At ALG we are very keen to support entrepreneurs/start up businesses to take their first steps. If your business is under 12 months old, please contact us to discuss how we can help by providing you with affordable, professional premises to give you the best possible start.

How much VAT will I pay? - Click to view answer

We do not charge VAT on our rentals and do not intend to for the foreseeable future (subject to legislation). This approach enables us to help tenants unable to reclaim VAT eg, Banks, Insurance companies/brokers, and start up businesses/sole traders below the VAT threshold.

Do the premises have car parking available? - Click to view

It Depends on the building:

No 1 Wigan Pier, Courtyard House and Crescent Mill have their own parking included in the lease. Town centre premises : Rodney House, Westward House and The Observer Buildings, There are a number of car parks in the town centre available on a pay and display basis or on a long term contract basis. What about public transport when there is no designated car parking? - Click to view answer

The rail stations and main bus station are within a couple of minutes walk of the town centre premises.

Will I pay rates on my business premises? - Click to view answer

Rates  Business rates are payable to Wigan Council by any business occupying commercial premises in the Wigan Borough. The charge is based on the rateable value given to the property by the Valuation Office. The Government then sets the rate in the pound (also called the multiplier) each year for the whole country. For information regarding the rates payable for an individual property please contact the Councils business rates department on 01942 828632 . You can also visit the Valuation Office website www.voa.gov.uk.

Individual premises are separately metered and tenants are responsible for the electricity, gas and water consumed in their premises directly with the supplier.

What about insurance? - Click to view

Tenants are expected to arrange their own contents, public and employers liability insurance. ALG carry buildings insurance for each of our properties.
